    ━━ Sizing ━━

Tank Sizing For Kansas City Homes

The 40-gallon tank fits 1–2 person households. Couples without kids, single occupants, and small condos in Plaza or River Market typically run a 40-gallon comfortably. Recovery time and standby losses both scale down with the smaller tank, keeping operating cost lower.

The 50-gallon tank is the most common size across the Kansas City metro. It handles 3–4 person households reliably, including most family homes in Brookside, Waldo, Lee's Summit, Olathe, Overland Park, and Independence. Morning shower windows for a family of four rarely strain a properly sized 50-gallon gas tank.

The 75-gallon tank covers 5+ person households or homes with multiple bathrooms used simultaneously. Larger homes in Leawood, Lee's Summit, and parts of Overland Park with 3+ full baths often justify the upsize. Gas 75-gallon units recover faster than electric, which matters when household demand is high.

Tankless sizing uses peak flow rate, not gallon capacity. A KC home wanting two simultaneous showers needs roughly 5 GPM of capacity at the local 65–70°F temperature rise. That points to a mid-size Rinnai or Navien unit. Adding kitchen sink and laundry to the simultaneous load increases the GPM target.

Oversizing wastes energy. A 75-gallon tank for a two-person household keeps 75 gallons hot 24/7, paying for standby heat loss that never gets used. The savings of a properly sized tank add up over the unit's 10–12 year life. Bigger is not better in tank water heaters.

Undersizing means running out of hot water. The third shower of the morning goes cold. The dishwasher and laundry running together drains the tank. Right-sizing avoids both extremes.

Older Westport and Midtown homes often have smaller mechanical spaces that constrain tank choice. Newer Lee's Summit and Olathe builds usually have room for whatever size suits the household. Layout factors into the conversation during the on-site assessment.

    ━━ Permits ━━

Permit Requirements By Kansas City Jurisdiction

KCMO requires permits for full water heater replacements. The permit process verifies that the installation meets current code, including venting clearances, T&P valve discharge, and seismic strapping where applicable. Permit cost is included in the upfront quote.

Overland Park, Olathe, Leawood, Lenexa, Shawnee, Mission, Prairie Village, and most Johnson County jurisdictions also require permits. Each city has slightly different inspection scheduling. Coordination with the local inspector happens on the homeowner's behalf.

Same-location, same-fuel-type, same-brand-class replacements often qualify for simplified or expedited permits in most jurisdictions. The replacement of an aging Rheem 50-gallon gas tank with a new Rheem 50-gallon gas tank in the same spot is the simplest case.

Tankless conversions always require full permits. The new venting, gas line modifications, and electrical work all fall under permitted scope. Inspectors verify proper vent termination clearances, gas line sizing, and condensate handling on condensing units.

Fuel-type changes always require permits. Switching from electric to gas, or gas to electric, involves significant new work that must be inspected. The homeowner does not handle paperwork; permitting and inspection scheduling are part of the install service.

Skipping permits is not worth the savings. Unpermitted water heater work shows up in home inspections at sale time and forces retroactive correction. Many homeowner insurance policies also exclude damage from unpermitted plumbing work. Doing it right the first time is cheaper than fixing it later.

    ━━ Brands ━━

Brand Options For Kansas City Installations

Rheem. Widely available, mid-range pricing. The most common tank brand in Kansas City basements. Parts availability is excellent. A safe default choice for most KC homes.

Bradford White. Plumber-preferred for longevity. Slightly higher upfront cost but tends to outlast other brands in hard water conditions. Sold through plumbing supply rather than big-box retail, which limits homeowner-direct purchase but improves install quality.

AO Smith. Comparable to Rheem in feature set and availability. Strong residential and commercial lineup. Sister brands include State and Reliance, which share many components.

Rinnai. The dominant tankless brand in the KC metro. Strong service network, simple maintenance procedures, parts widely stocked. The default tankless recommendation for most homes.

Navien. High-efficiency condensing tankless units. Slightly more complex than Rinnai but excellent for homes prioritizing energy efficiency. Good for new construction or full mechanical room renovations.

Noritz. Japanese-engineered tankless with strong reputation for build quality. Less common in KC than Rinnai or Navien but a solid choice when offered.

State. Mid-range tank brand sister to AO Smith. Widely available and reliable.
