Four tasks matter: clearing settled mineral, checking the sacrificial rod, verifying the safety valve, and keeping temperature and system pressure in a sensible range. Everything else is optional.

Draining the sediment, and how often
Mineral that drops out of solution settles across the floor of the vessel and stays there. On a gas unit it sits directly over the burner and behaves like a blanket, forcing the burner to run longer for the same result and overheating the steel above the flame. On an electric unit it buries the lower element until the element cooks inside a shell of hardened deposit.
The task is simple. Kill the fuel or the breaker, connect a hose to the drain fitting, open a hot tap upstairs so the tank can breathe, and let several gallons run until it comes out clear rather than milky or gritty. Refill, purge air at that same tap, and restore power or gas only once the vessel is full.
Yearly is the right cadence on local supply. Households on a private well or noticing heavy chalk on fixtures should think in terms of twice a year.
One caution gets skipped often. On a heater well past ten years that has never been drained, moving the deposit can uncover a weak spot the deposit was plugging. The appliance was already failing, though the timing looks damning. Mention its age when you book.
The anode rod decides how long the tank lives
A steel vessel holding hot water would rust through in a few years without help. The help is a magnesium or aluminum rod threaded into the top, deliberately more reactive than steel, so the water attacks it instead of the shell. It is designed to be consumed.
When the rod is used up, corrosion moves to the next available metal, which is the tank itself. Rust colored water appearing at the hot tap and not the cold is the classic signal that the rod is finished and the shell has started its turn.
Inspection means unthreading the rod and looking at it. A rod eaten down to the bare support wire over most of its length gets replaced. Checking every two to three years is sensible locally, and replacement once or twice across the life of an appliance can add years for the price of a modest part.
Rod material drives one specific complaint. A rotten egg odor at the hot tap only is sulfate reducing bacteria reacting with an active magnesium rod, a chemistry interaction rather than contamination. An aluminum zinc rod, or a powered rod that consumes nothing, usually clears it. That is the opposite of rust colored water, which means the rod is already gone.
Access is the practical obstacle. The fitting is frequently seized, and withdrawing a rod needs vertical clearance above the unit. Under low joists a segmented rod goes in where a straight one physically cannot.
Testing the safety valve, and pressure control
The temperature and pressure relief valve is the one component protecting against a vessel that overheats or overpressurizes. It opens near a hundred and fifty pounds of pressure or around two hundred and ten degrees, whichever it reaches first.
Testing is done by lifting the lever briefly and letting water discharge through the pipe, then releasing. It should stop cleanly. On a valve that has never been exercised and has mineral on the seat, it may not reseat, and then it needs replacing on the spot. That is why testing on a valve of unknown age is worth doing when someone is already there with a replacement in hand.
The discharge pipe deserves a look too. It runs full size, downward the whole way, and terminates near the floor without a threaded cap or reducer. Anything attachable to the end of it defeats the point of the valve.
System pressure ties into this directly. A valve that weeps repeatedly is usually reporting household pressure above where it should sit rather than a defect. Static pressure over roughly eighty pounds calls for a pressure reducing valve at the service entry, and a closed system also needs an expansion tank charged to match.
Temperature, and what upkeep actually returns
A hundred and twenty degrees is the sensible setpoint. Higher accelerates mineral deposition, wastes fuel on standby, and shortens the time it takes to scald a child. Much lower creates a hospitable range for bacteria in stored water. Where a household genuinely needs hotter storage, a thermostatic mixing valve at the outlet delivers safe temperature to the fixtures.
What does the routine return. A burner firing against water rather than through a crust, which shows up on the gas bill. A shell protected by a rod with material left on it. A safety valve proven to work rather than assumed to. And an annual look at the connections, the vent, and the base, which catches a seep while it is still a seep.
None of that guarantees a specific lifespan. It does move an appliance from the bottom of the eight to twelve year band toward the top of it, and on a neglected unit it frequently uncovers the problem that would have become a flooded basement.
Where a homeowner should stop
Draining sediment and setting a thermostat are reasonable homeowner tasks. Everything past that is worth handing over.
A seized rod fitting takes serious leverage applied to the top of a full appliance, and the failure mode is a cracked outlet nipple and a far larger problem. Relief valve work means draining below the valve and sealing the thread correctly. Anything touching gas piping, venting, or the electrical feed is licensed work by definition.
A maintenance visit bundles all of it, which is the argument for booking one. The plumber on the call can also say plainly whether an older appliance is worth maintaining at all.
Mention the age of the unit and when it was last drained. On an older appliance that history changes whether a flush is a good idea in the first place.

How often should a heater be flushed on local water?
Once a year suits most households in the metro. Twice yearly is reasonable on a private well or where chalky buildup shows up quickly on faucet aerators and shower heads. Skipping several years in a row is what produces the popping and rumbling people call about.
Is it too late to start flushing an older unit?
Possibly, and it depends on condition rather than age alone. Disturbing a thick deposit bed on a heater past ten years can expose a weakness that the deposit was masking. Have someone assess it rather than opening the drain valve and hoping.
How do I know the anode rod needs changing?
Inspection is the only reliable method, though rust tinted water at the hot tap while the cold runs clear is a strong hint the rod is spent. Pull it, look at how much material remains around the core wire, and replace it when the wire is largely exposed.
Does maintenance keep a manufacturer warranty valid?
Some warranties reference reasonable upkeep, and a claim is easier to make with dated invoices behind it. Keep the paperwork and photograph the data plate. Registration at installation matters as much as the maintenance history for most brands.
What does a maintenance visit typically cover?
