Get the fault code before anything else
The display on the front panel, or the wired remote if the installer mounted one, holds the last fault. Some brands clear it on a power cycle, so write it down before you reach for the breaker. Manufacturers number their faults differently, and there is no universal chart, but the families group predictably.
Ignition faults are the largest family. On Rinnai equipment an eleven means the burner never established flame, and a twelve means flame was established and then lost mid-cycle. Navien and other brands use their own numbering for the same two conditions. Either way the investigation runs through gas supply, the igniter, and the flame rod.
Air and exhaust faults are the next group, reported as a blocked intake or exhaust condition. Overheat and thermal fuse faults are a third, and those very often mean scale rather than an electrical problem.
A code that reappears within minutes of a reset is real. A code that appeared once during a storm and never returned was probably a momentary supply or venting condition, and there is no repair to make.
Scale inside the heat exchanger
This is the failure that Kansas City water drives hardest. An on-demand unit heats water inside narrow copper or stainless passages, and the water passing through them is being taken from cool to hot in a couple of seconds. Mineral drops out under exactly those conditions and plates onto the interior wall of the passage.
The symptoms build gradually and then look sudden. Output temperature starts hunting up and down during a shower. Flow at the hot side weakens even though nothing changed at the fixture. The burner cycles more often than it used to. Eventually the exchanger overheats behind the deposit and the board reports a thermal fault.
The correction is a descale, which means circulating a mild acid solution through the exchanger with a pump for forty five minutes to an hour, then flushing and rinsing. It works if the isolation valves were installed with the unit, and it is a much longer job if they were not, because those valves have to be added first.
Timing matters more here than in soft water markets. On this metro's supply, an annual descale is realistic. Stretch it to three or four years and the deposit hardens past what a service flush will lift.
Ignition, flame sensing, and gas supply
A no-ignition fault begins with the obvious. Is the gas on, is the meter serving other appliances normally, and has anything else in the house been added to the same line recently. An on-demand unit draws several times the fuel of the tank it replaced, so a gas line that was adequate for years can become inadequate the week a range or a pool heater goes in.
Past supply, the igniter and the flame rod get inspected. A flame rod coated in white oxide stops sensing correctly, and the board reads that as flame loss even while the burner is visibly lit. Cleaning the rod is minutes of work and resolves a surprising share of intermittent shutdowns.
The burner face itself collects dust and lint, especially in laundry rooms and garages. A partially blocked face burns unevenly, and uneven flame produces exactly the kind of borderline signal that trips a mid-cycle fault.
Anything involving gas piping sizing, meter capacity, or regulator pressure is licensed work and needs a manometer to settle. Guessing at it wastes visits.
Flow sensors and the lukewarm burst problem
These heaters do not fire until a flow sensor sees enough water moving, generally somewhere near half a gallon per minute. A sensor fouled with debris under-reports flow, so the unit refuses to start on a low draw and the bathroom sink never gets hot while the shower works fine.
The reverse complaint, a slug of cold arriving partway through a shower, is normally not a fault at all. When a tap closes and reopens a few seconds later, the water already sitting in the plumbing between the unit and the fixture arrives first, cool, before the freshly heated water catches up. Recirculation addresses it. A repair does not.
Inlet screens are worth checking on any complaint about weak hot side flow. They trap sediment carried in from the street main or shaken loose by nearby utility work, and clearing one takes a few minutes.
Venting and combustion air
Condensing models vent through plastic pipe and produce acidic condensate that has to drain, often through a neutralizer cartridge. A clogged condensate line backs water up into places it should not be and shuts the appliance down. The cartridge media is consumed over time and gets replaced, not just rinsed.
Non-condensing models vent through sealed stainless steel rated for the temperature. That material is not interchangeable with plastic, and a previous installer who improvised is a safety problem rather than a service call.
Sidewall terminations sit low enough to get blocked. Snow drifted against the intake, a bird nest in the exhaust, or a lawn mower discharge packing the screen with clippings all read at the board as an air supply fault. Walk outside and look at the termination before assuming the appliance failed.

Is descaling something a homeowner can handle?
It is possible when service valves are already fitted and you own a submersible pump, buckets, and hoses. Most people find the setup awkward and the disposal of used solution more awkward still. It is also the moment when problems get spotted early, which is worth something on its own.
The unit runs, but the water is barely warm. What now?
Check the setpoint first, because remotes get bumped. If the target is right, suspect a scaled exchanger or a partially fouled flow sensor, both of which reduce delivered temperature without producing a hard shutdown. Mixing valves at the fixture are the third candidate.
Why does it quit only when two showers run at once?

How long should one of these last?
