A puddle under a water heater is two completely different problems wearing the same disguise. One is a fitting that wants a wrench and a fresh gasket. The other is a steel vessel that has corroded through from the inside and is now on a countdown nobody can pause. Sorting out which takes about ten minutes of careful looking.

The order below starts with stopping the spread, moves to locating the origin, and then divides what can be fixed from what cannot. Do these three things first

Kill the heat source before you touch the water. Gas appliances have a dial on the control body that turns to Off, which is a different position from Pilot. Electric appliances get switched off at their double pole breaker. The order exists because elements exposed to air by a falling water level burn out within seconds of being powered.

Close the cold inlet second. It is the valve on the pipe entering the top of the jacket, either a lever or a round handle, and closing it isolates the appliance while the rest of the house keeps running normally. A valve that refuses to move means going to the main shutoff where the service line comes through the foundation.

Photograph everything third, before a single towel comes out. Where the water reached, what it touched, and the state of the appliance. Ten seconds of phone video is worth more in an insurance conversation than the most careful description written a week afterward.

Then think about where the water is heading and what it will ruin when it arrives. Anything that wicks is the priority, so paper, particle board, and upholstered feet matter far more than a sealed plastic bin does, and two minutes of lifting things onto a shelf beats an afternoon of drying them out. Leave a clear route from the appliance to the stairs while you are down there, since a soaked stack pressed against the jacket is the obstacle that slows a removal down most.

Dry the area and watch where it returns

The origin of a leak is almost never where the puddle is. Water runs down the outside of a cylinder, tracks along a jacket seam, and pools at the lowest point of an uneven floor, which can be several feet away from the actual failure.

Wipe the top, the fittings, and the base completely dry, then lay paper towel under the unit and around each connection. Come back in an hour. The first wet patch tells you the truth the puddle was hiding.

Look at the drain pan while you are down there, if one is fitted. A pan with a line running to a floor drain does its job silently, and a pan holding standing water means that line is blocked or was never connected to anything.

One deceptive case deserves naming. Condensation forms on the outside of a cold cylinder in a humid basement, particularly on a unit that has just refilled after heavy use, and it drips onto the floor exactly like a slow leak. It stops within a day once the contents come up to temperature.

Everything at the top is serviceable

The connections at the top of a heater are ordinary plumbing. Threaded nipples, unions, flexible connectors, and shutoff valves all give up eventually, and every one of them can be resealed or swapped while the vessel stays exactly where it stands.

Dielectric unions are worth a mention because they fail in a particular way. They exist to keep copper pipe from touching steel nipples directly, since the two metals in contact corrode one another, and the insulating sleeve inside them degrades under years of heat.

The drain fitting at the base is a fitting, not the vessel, and this trips people up constantly. Telling the two apart takes a dry rag and a minute of watching. A bead building at the spout is the seat inside the valve failing to close, which is what a flush leaves behind when it drags grit across it. Wetness where the valve body threads into the jacket is a thread or a washer instead, and it wants a wrench rather than a new valve. Neither finding is a hole in the shell, and water at the drain valve is not the same thing as water from the tank.

An expansion tank, where one is fitted overhead, is another candidate. Its internal bladder splits after a decade or so, and the fitting then sweats or drips onto the appliance below, which promptly gets blamed for it.

A discharging relief valve is a message

The temperature and pressure valve threaded into the side or the top of the appliance opens near a hundred and fifty pounds or two hundred and ten degrees. It is a safety device that releases water rather than allow a vessel to rupture, and it does not open without a reason.

Hot water discharging steadily means the contents are genuinely overheating, which is a thermostat or control fault, and that is worth a call tonight rather than tomorrow morning.

Cool water appearing at the discharge in short bursts is a pressure story instead. Where a reducing valve or a check at the meter has closed the system, heated water has nowhere to expand into, so pressure climbs during every cycle and the valve relieves it. Static pressure gets measured at a hose bib and an expansion tank goes in.

Capping that discharge pipe is never the answer, and neither is threading anything onto the end of it. The pipe runs downward and stays open the whole way to within a few inches of the floor.

Rust at the bottom seam ends the conversation

The steel shell carries a bonded glass lining. Once that lining fails and the metal behind it corrodes through, water finds the perforation and works outward, generally surfacing at the welded seam where the cylinder meets its base.

The signals are consistent. Rust streaks running down the lower third of the jacket, a damp ring underneath that returns after every wipe, and flaking scale where metal meets floor. None of it improves and no external repair reaches a hole on the inside.

Timing is what makes this uncomfortable. Some perforated vessels seep for months. Others open into a full failure with no warning, releasing everything they hold in a few minutes. A house with finished rooms, a furnace, or an electrical panel anywhere near the appliance should not be gambling on which version it has.

Twelve years is the point where this becomes the leading explanation for any leak. Under eight, look hard at the connections first, because the odds strongly favor a repair at that age.

Have the fuel or breaker off and the cold inlet closed before you call if water is still moving. Then describe where the wet patch starts, because that one detail decides everything that follows.

How do I tell condensation from a genuine leak?

Season and pattern. Condensation shows up on a humid day, coats the outside of the cylinder fairly evenly rather than running from one point, and dries within a few hours as the contents warm. A genuine leak returns to the same spot regardless of what the weather is doing outside.

Can a leaking tank be sealed from the outside?

No. Epoxy, tape, and sealants sit on the outer skin of a vessel that is corroding from within, with internal pressure working against them the entire time. Valves and fittings up top are a different matter and are genuinely repairable.

Is it safe to keep using it while I wait?

Only where the source is a slow drip at a connection and the water has somewhere to go. Anything traced to the shell wants the supply closed and the fuel or breaker off until a replacement happens. A weeping seam holding pressure is not a stable condition.

There is water under the heater but the heater looks dry.

Check what else lives nearby before blaming the appliance. Furnace condensate lines, softener drains, washing machine standpipes, and foundation seepage all put water on that same patch of floor. Dry the whole area, then watch which one comes back wet first.

Will homeowner insurance pay for this?
